Affordable Living on Colorado Springs' East Side

Claremont Ranch is a planned community located in the Powers Corridor on the east side of Colorado Springs, at the corner of Constitution Avenue and Marksheffel Road. Built mostly between 2000 and 2010, the neighborhood features a mix of single-family homes and townhomes ranging from about 1,000 to 3,500 square feet. Home prices here typically run below the Colorado Springs average, making it one of the most accessible neighborhoods in the city for first-time buyers, military members, and anyone looking for an affordable entry into the market.

The East Fork of Sand Creek runs right through the heart of the neighborhood, drawing local wildlife and giving the area a touch of nature within the city. Residents enjoy quick access to the Powers Corridor for shopping, groceries, dining, and entertainment — all just minutes away. The Colorado Springs Airport is less than 15 minutes from the neighborhood, and downtown is about a 20-minute drive.

One of the biggest draws for buyers is that most single-family homes in Claremont Ranch don’t have an HOA, which means lower monthly costs and more flexibility as a homeowner. The neighborhood also includes some newer townhome developments — like the Villas at Claremont Ranch — which do have their own HOA for shared maintenance and amenities.

Location & Commute

 

Claremont Ranch sits in one of the most convenient corridors in the city. Peterson Space Force Base is less than 10 minutes away, and Schriever Space Force Base is about 20 minutes, making it one of the most popular neighborhoods for military members stationed at either installation. The Powers Corridor puts you within easy reach of King Soopers Marketplace, restaurants, entertainment, and major employers. Highway 24 runs along the southern edge of the neighborhood, connecting you to the rest of the city quickly.

Outdoor Recreation

 

Even though Claremont Ranch is in a more urban part of Colorado Springs, there’s no shortage of outdoor space nearby. Palmer Park is about 10 minutes away and offers hiking trails, mountain biking, dog parks, horseback riding, and sports fields. Just to the east, Jimmy Camp Creek Regional Park provides nearly 700 acres of trails, wildlife, and open space. The Sand Creek Disc Golf Course runs through the neighborhood itself, and the area’s lower elevation means warmer weather more often than some of the surrounding neighborhoods — a nice bonus for getting outside year-round.

Schools

 

Claremont Ranch is zoned for Falcon School District 49, which is the fastest-growing school district in Colorado. The neighborhood falls in the “Falcon Zone” of the district, with Horizon Middle School and Falcon High School among the closest options. Colorado also offers a Choice In program, allowing residents to apply to attend schools outside their zoned district.

Claremont Ranch is a strong fit for first-time homebuyers looking for an affordable entry into the Colorado Springs market, military members stationed at Peterson or Schriever who want a short commute, and investors seeking rental properties in a high-demand area.
